Water past the perimeter
A frame sealed over dirty, wet or unprepared substrate lets water track behind the sealant. It appears as internal damp on the reveal months later, well after the installer has gone.
Frames fixed out of square
An out-of-square frame stresses the sash and the hardware. The unit binds, the seals compress unevenly and the locks stop lining up.
Split responsibility
When one company supplies and another fits, a defect becomes a discussion. The homeowner ends up mediating between two businesses that each blame the other.
The common mistake: no certification paperwork
Replacement glazing that is not certified or building-control notified surfaces during a sale, at the worst possible moment and at the buyer's convenience rather than yours.

Five stages, one company,no handovers in between
Pre-installation check
Manufactured units are checked against the survey before they leave the factory, and access, parking and working arrangements are agreed with you beforehand.
Removal and opening preparation
Existing units are removed carefully, the opening is cleaned and inspected, and any defect found in the cill, lintel or reveal is reported to you before we proceed.
Fitting and fixing
Frames are set plumb, level and square, packed only where needed and mechanically fixed to suit the substrate.
Sealing, weathering and making good
External joints are sealed and weathered with drainage paths kept clear, and internal reveals are made good.
Testing, handover and FENSA certification
Every opening light and lock is operated and adjusted, the work is checked against the survey, waste is removed and qualifying replacement work is certified under FENSA.

In detail
Materials, methods andthe situations they suit
Fixing, packing and substrates
Brick, block, concrete, stone and timber studwork each require different fixings and spacings. Fixing centres are set so the frame is restrained without being distorted, and packers are placed at load points rather than wherever a gap happens to be.
Over-packing is a symptom of a unit that was not made for the opening. When the unit is manufactured to a survey, packing is minimal and structural loads run where they should.
Sealing, weathering and drainage
External sealing works only on a clean, dry, sound substrate. Joint width matters too, a joint that is too wide or too deep for the sealant will crack as it moves seasonally.
Drainage paths in the frame must stay clear. Blocked drainage slots hold water inside the frame, which then finds its way inwards, and this is one of the most common defects we find on other companies' installations.
Building Regulations and certification
Replacement windows and doors are controlled work. Thermal performance, safety glazing, ventilation provision and means of escape from habitable rooms all have to be satisfied, and compliance must be evidenced.
As a FENSA-certified installer we self-certify qualifying replacement work against the relevant Building Regulations, so you are issued the certificate rather than having to arrange a building control application separately.
Working in occupied homes and on live sites
In an occupied house, installation is sequenced so the property is not left open, work areas are protected, and the openings completed each day are secure and weathertight before the team leaves.
On a construction site, installation is scheduled against the build programme so glazing lands when the structure is ready and follow-on trades are not held up. Deliveries and access are agreed with the site manager in advance.
Remedial and second-fix work
We are frequently asked to look at installations carried out by others that leak, whistle in wind or bind. The survey identifies whether the problem is the unit, the fixing, the sealing or the opening, and we say which, including when replacement is not the answer.
Where an extension or refurbishment is underway, we coordinate with the builder on threshold levels, floor build-ups, cavity closers and reveal finishes before manufacture, because those details are far cheaper to agree than to correct.

- How much does installation cost?
- Installation is priced as part of the supply-and-fit package after survey, so you are not comparing a unit price against a separate fitting cost that changes on the day.
- How long does an installation take?
- It depends on the number of openings and access. We give an installation window in writing after survey and tell you how the work will be sequenced.
- Will my house be left open overnight?
- No. Work is sequenced so that every opening worked on is secure and weathertight before the team leaves for the day.
- Do you make good the inside?
- Making good internally and weathering externally are part of the installation. Final decoration is normally the homeowner's, and we tell you what will need painting.
- Do you remove the old windows and rubbish?
- Yes, removal and waste clearance are part of the job.
- Do I get a FENSA certificate?
- Qualifying replacement windows and doors are installed under FENSA certification and self-certified against the relevant Building Regulations, and you receive the certificate.
- Can you install units you did not manufacture?
- Our installation service exists to fit what our factory makes, because that is what lets one company stand behind the whole job. Talk to us about your situation and we will tell you honestly whether we can help.
- What happens if a problem appears after installation?
- You call us. There is no supplier to refer you to, because the company that made the unit is the company that fitted it.
- Do you work to builders' programmes?
- Yes. Installation dates are scheduled against the build programme, with deliveries and access agreed with the site manager in advance.
